Here is what that creates for someone who has done the work before they start looking: a better chance of getting the house you want without losing a bidding war. The panic buyers are gone. The buyers who showed up with emotion instead of analysis have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Shop multiple loan officers to compare rates and fees. A seemingly small rate difference adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

The appraisal is the lender’s check, not yours. When the appraisal comes in below contract, the deal does not automatically die, but it does require a decision. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate as early in the process as possible.

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.
